What is the difference between a Draftsman, Building Designer, Architect and Design Practitioner?

Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.


We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.


Draftsmen usually work for Architects and assist with preparing plans to the correct Australian Standards. If you engage a draftsman directly, ensure that they agree to incorporate the necessary Planning Controls, BASIX commitments and Building Code Australia (BCA) into their design.


Building Designers prepare plans in conjunction with the relevant Planning Controls, Building Code (BCA), BASIX commitments, Bushfire & Flood related controls and can assist with lodging plans to the relevant authority. Building Designers are generally limited to designing 2 storey buildings. Building Designers working on Dual Occupancies need to be members of the Building Designers Association (BDA).


Architects are permitted to design multiple storeys and provide more detailed drawings relating to the finer finishes of a building. Architects, Heritage Consultants or Heritage Architects are generally engaged to work on Heritage Buildings.


Design Practitioners are required to be registered with NSW Fair Trade. This includes anyone working on Class 2, 3 or 9c Buildings including trades such as Architects, Building Designers, Structural Engineers, Civil Engineers, Fire Engineers, Geotechs, Vertical Transportation Designers etc.
