What are the stages of Building Design?

Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.


We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.


There are typically 3 Stages of Building Design:


As Built Plans:

The Designer will measure up the existing building and prepare floor plans & elevations of the existing building.


Concept Plans:

The Designer will prepare drawings showing the proposed work such as additions or extensions. Floor plans, elevations, sections and 3D views will be prepared. Typically additions extend above the existing dwelling and extensions are adjacent to the existing dwelling. At this stage, some BASIX considerations will be taken into account but not finalised yet. Typically, Planning Controls, Building Codes, Bushfire and Flood related controls will also be considered at this stage.


Final Drawings (Construction Drawings):

The Designer will prepare the final set of drawings with new works shown in colour along with all the relevant measurements and dimension. The BASIX commitments will be finalised and a BASIX certificate will be generated. BASIX certificates have a 3 month expiry date. ie: The Plans need to be lodged with the relevant Certifying Authority before the BASIX certificate expires.


Lodgement:

The plans along with other documents will be prepared for lodgement. All documents need to be labelled appropriately and submitted via the NSW online portal.
