What are the requirements for Building on Flood Prone Land?

Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.


We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.


The best way to identify the extent of Flood Prone Land is to obtain a 10.7 (2) Planning Certificate $67.00 from your local Council.

 

If the Planning Certificate indicates that the property is flood prone, obtain a Flood Planning  Level Certificate from Council $370 or $530 if required urgently.

 

On receipt of the Flood Information Certificate, Minimum Habitable Floor Levels will be provided. These levels will need to be applied to proposed development.

 

If the Flood Information Certificate indicates that the Property falls into one of the following categories, the application can not be processed as a Complying  Development Application, and a Development Application would need to be sought:

 

  • Flood Storage Area

  • Floodway Area

  • Flow Path

  • High Hazard Area

  • High risk area
