We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.
Building Plans can be prepared or processed in one of the following 3 methods:
Exempt Development
For some small scale or minor building works there may be no need to obtain any formal development approval: examples include: fences, air-conditioning units, minor building alterations, water tanks, aviaries, ramps, awnings, blinds, canopies, balconies, decks, patios, BBQ & outdoor cooking structures, cubby houses, garden sheds, gazebos, carports, driveways, earthworks, retaining walls, emergency repairs, footpaths, hot water systems, landscaping structures, playground equipment, stairway, tennis courts, ponds & water features, ++++. * However, most builders would request a set of plans in order to quote, or to ensure they meet your expectations in terms of the final outcome.
Complying Development(CDC)
This is a fast track approval process where the plans can be assessed and determined by Council or a Registered Certifier without the need for a full DA. examples include: New houses up to 2 storey, renovations of an existing house, a new swimming pool, dual occupancies, terraces, manor houses.* There is a fair amount of criteria to be met for a CDC, and it should be noted that CDC's don't offer any flexibility if the criteria can not be met.
Development Application(DA)
If a CDC is not possible, the plans will need to be prepared and submitted as a DA via your local Council - Central Coast Council. DA's attract other mandatory documentation such as a Waste Management Plans, Statement of Environmental Effects, and could potentially also attract numerous other reports and plans.
