How much does it cost to draw plans?

Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.


We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.


The price is very Site specific and is largely dependant on the amount of time spent on a project. There are a number of factors that can add time to the project. Some of these are:


Site Conditions: Slope of the Land, Bushfire Prone Land, Flood Prone Land, Mine Subsidence, Trees in proximity to proposed development, Proximity to a body of water (pond, lake, river, dam, sea), Ecologically Sensitive Land, Heritage or Heritage Conservation, Unsewered land, Water Catchment areas.


The Class of Building: (Class 1 - 10)

Dwelling Houses along with ancillary structures (carports, sheds, garages, decks, pergolas, swimming pools etc) usually fall into Class 1 or Class 10 (Refer to Building Code Australia (BCA) for definitions. Residential Buildings that fall into Class 2 are by nature more time consuming due to the additional criteria and requirements.


Type of Building - Residential or Commercial


Complexity of Design & Detail to Finishes


Proposed Building Materials: Timber or Steel Frame construction is less time consuming to design than masonry construction due to brick or concrete block size considerations.


Number of Storeys or Levels: Generally multiple levels or storeys require more design time due to layouts when considering stairs, landings & voids. Multiple levels usually require more Sheets in a set of drawings, which results in time added to the overall project. Shadow diagrams are also usually required for multiple levels.


Landscaping Requirements: Retaining walls, steep driveways, swimming pools, fences


BASIX Requirements: BASIX commitments are optional for renovations valued under $50 000. BASIX requirements vary between alterations and new development. In some cases minimal BASIX commitments are required, in other cases an Accredited BASIX consultant are required to assess the proposed development.
