Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.
We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.
Draftsmen usually work under the supervision of an Architect and award wages apply.
This does not prevent a draftsman from doing fee-lance work for private individuals or becoming a Building Designer. In NSW there are currently no licensing requirements to prepare or submit house plans to the Certifying Authority - provided they meet Australian Standards AS1100 and except where the LEP, DCP or NSW Fair Trade have specific accreditation requirements. In addition to that, other accredited specialists may need to be engaged to prepare studies or reports to support the application.
It should also be noted that some draftsmen may require you to provide the criteria related to the project so that they can focus on the drawings. This could include information from the LEP or DCP such as: Site Cover, Floor Space Ratio, Setbacks, Building Heights, Building Envelope, Landscaping & Private Open Space or Car Parking requirements. The draftsman may also require you to provide other important criteria relating to the Building Code (BCA) so that they can focus on their drafting work.
