How can I draw a House Plan for Free?

Welcome to our "Building Design Services" Blog where our aim is to help you gain a better understanding of the planning approval process.


We are based on the Central Coast, NSW, and help locals with the daunting task of preparing building plans & documentation to submit to the relevant Certifying Authority.


Currently there are no Licensing requirements to submit your own House or Building Plans to Central Coast Council, provided it is not a Class 2, 3 or 9c Building.


General Basic Steps:

  1. Obtain a Planning Certificate from Central Coast Council

  2. Obtain Sewer Diagrams from Central Coast Council

  3. Obtain a Dial Before You Dig plan (currently Free) https://www.byda.com.au/


  4. Obtain a Site Survey (PDF & DWG format) & import to a CAD program

  5. Prepare a Site Analysis Plan, Site Setout Plan, Floor Plan, Elevations & Sections Shadow diagrams (if necessary) Drawings to comply with AS1100


  6. For DA applications: Design in accord with Central Coast LEP and Central Coast DCP 2022 https://legislation.nsw.gov.au/view/html/inforce/current/epi-2022-0308 https://www.centralcoast.nsw.gov.au/plan-and-build/planning-controls/central-coast-development-control-plan-2022


  7. For CDC Applications: Design in accord with SEPP Exempt & Complying Development Codes 2008 https://legislation.nsw.gov.au/view/html/inforce/current/epi-2008-0572


  8. For CDC Secondary Dwellings, design in accord with SEPP (Housing) 2021 https://legislation.nsw.gov.au/view/html/inforce/current/epi-2021-0714


  9.   10. Apply BASIX commitments DIY or engage an Accredited Assessor

  11. For DA's prepare a Waste Management Plan

  12. For DA's engage a Town Planner to prepare a Statement of Environmental Effects

  13. Obtain a Building Cost Estimate

  14. Lodge the plans via the NSW Planning Portal

  15. Wait for Council to accept the application

  16. If DA, wait for Council to request additional information or reports.

Right, do I need to go through all the 16 steps to build 1 bedroom granny flat in my backyard, roughly 33 square metres ?
