If bushfire prone, obtain a Bushfire Report to determine Bushfire Attack Level (BAL) and design in accord with AS3959
Determine if an arborist needs to be engaged to determine tree species.
Obtain a DBYD report and Sewer Diagrams from Council
Obtain a Site Survey showing boundary lines, floor & ridge levels, trees, neighbouring structures etc.
Determine if plans can be submitted as CDC and which planning control applies

CDC for SEPP Housing (2021) - granny flats
If plans need to be submitted as DA read & understand the LEP
Read & understand the DCP
For DA’s engage a town planner to prepare a Statement of Environmental Effect (SEE)
And prepare a Waste Management Plan
Determine the existing and proposed Class of Building
Ensure building heights, FSR, Site Cover and building envelopes are met
Apply NCC or BCA to the design
Use a CAD program to design: Site Plan, Floor Plans, Elevations, Sections showing existing and proposed development.
Show shadow diagrams if necessary.
Include door & window schedules
Draw in accord with AS1100 and Council requirements
Orientate & design in accord with BASIX commitments
Lodge plans with Council
